Service 07

How does the finished asset start producing on day one?

The day construction completes is the day operations begin. The owners who plan for that day during construction take income on it. The owners who do not take a quarter to recover from it.

What we do

Run the bridge from contractor to operating asset.

Construction handover is not a moment. It is a transition that takes weeks if it is planned and quarters if it is not.

This service runs the bridge between the contractor leaving and the property producing. We coordinate the lease-up team or operator, take warranty seriously, onboard the operating vendors, and clear punch list with discipline — so the asset earns from the date the underwriting promised.

So the asset earns from the date the underwriting promised.

What this looks like in practice

  • Pre-completion operator selection and onboarding so the management team is in place before TCO, not after.
  • Lease-up plan, marketing, and pricing coordination — informed by the construction schedule, not assuming it.
  • Vendor handover: landscaping, pool, pest, fire, security, elevator, life-safety — contracted before the contractor demobilizes.
  • Warranty management — a documented log of every system, vendor, and trigger date, with named owners for callbacks.
  • Punch-list discipline against contract scope, with retainage held until items actually close.
  • Year-one operating budget and capex reserve set up against the original pro forma, not improvised.

When this service is the right entry point

  • You have a project nearing completion and need an owner-side principal to run the handover.
  • You own a recently completed asset that is underperforming versus its underwriting and need the handover redone.
  • You are about to hire an operator and want senior judgment on the selection.

When this is not the right entry point

  • The asset is fully stabilized and the operator is performing. At that point the right service is Asset Management.
  • You want us to operate. We coordinate operators; we are not the operator.

How an engagement starts

A project review. We look at the completion date, the operator decision, the lease-up plan, and the warranty posture. We tell you what is missing.
